Feasibility Studies

Arkitek MAA conducts feasibility studies to assess the viability of a project which involves analysing the site, understanding regulatory requirements, evaluating potential challenges and cost impact including preparation of analysis of gross development costs and gross development value.

 

Site Analysis

Arkitek MAA studies the site conditions, topography, climate, local cultural context and surroundings to inform the design process and ensure compatibility with the environment while achieving the site best potential.

 

Project Brief and Programming

Arkitek MAA works with clients to define their needs and requirements for the project in preparing the project brief and design parameters. This includes understanding spatial relationships, functional requirements and future potentials within the development budget.  

 

Conceptual and Schematic Design

Ideation and creation of conceptual designs that illustrate the overall vision, aesthetic direction and value enhancement of the project. These designs serve as a starting point for further development before we develop more detailed plans, including floor plans, elevations, sketches and three dimensional modelling with more tangible forms during the Schematic Design stage.

 

Design Development

Arkitek MAA will refine the chosen design, incorporating structural, mechanical, and electrical systems. Material selections and detailed specifications are will be developed during this stage of design development. Cost estimate revision will be done for clients’ approval before proceeding with contract documentation and obtaining authorities permission for planning and development.

 

Contract Documentations

Arkitek MAA produces comprehensive contract and construction documents that serve as a contract documents for construction. This includes detailed drawings, specifications, and other documentation necessary for contract and construction. We assist clients in the tendering process, helping to select contractors and negotiate contracts as required by clients. This phase ensures that the client gets the best value for construction services.

 

Construction Administration

Arkitek MAA oversees the construction phase to ensure that the project is being built according to the plans and specifications. We will carry out construction site supervision, inspection, progress certifications and administer the contract as per the provision of the construction contract and shall address issues that may arise during construction. Upon completion of construction, we will carry out the final inspection for certification of completion of construction and issuance of Certificate of Completion and Compliance (CCC) as required.
