Menara Affin Bank

The new Affin Bank HQ Building is located at the new urban redevelopment site called the TRX Exchange. The new building sits on a land purchased by Affin Bank. It is of an area of 5,040 sq m located at the south east corner of the TRX Exchange. The building is accessed from the Persiaran TRX, a dedicated ring road that links all the developments with the new and existing roadways. It has a direct covered connection to the TRX MRT station, less than 100m away.

The total Gross Floor Area (GFA) is 76,500 sqm. It has 42 levels of offices served by 8 high-rise and 8 low-rise passenger lifts. The building consists of a new Affin Bank branch which is housed in the podium, an auditorium with about 300 seats located on level 26 and 27, executive floors on levels 41 and 42, and with an exclusive roof garden complete with private dining facilities overlooking the Royal Selangor Golf Club. The floor plan offers approx. 1,800 sq m of column free space on each floor, with an efficiency of about 85%, for both low and high zones.

There are 7 floors of parking offering about 800 carpark spaces and 80 motorcycle parking spaces. The carparks are served by dedicated carpark lifts which bring visitors to the Grand Lobby and Level 1, at Persiaran TRX.

Nucleus Tower

The Nucleus Tower is a high-end corporate office building in Mutiara Damansara that is designed with a green building approach.

To respond positively to the environment, the building facade is completed with shading devices for all curtain wall openings. Apart from having multi-tenant and single-tenant office spaces on the 24-storey tower, the retail and commercial spaces which are located on the 3-storey commercial block integrate smoothly into the development.

The open plaza in between the two blocks serves both business functions and as an urban park that will see a diverse and dynamic range of users and activities. In addition, both blocks are inter-connected via a pedestrian bridge on the first floor, as well as the plaza on the ground floor.

A pedestrian bridge that lies from The Curve shopping complex will be directly connected to this building on the first floor, to allow a comfortable walk to and from the MRT station in the near future.

Arkitek MAA has the roles as the lead check consultant for Architecture, Interior Design and Landscape scope of works appointed by the client, Putrajaya Bina Sdn Bhd.


The development consists of ten blocks of office building designed by Pakatan Reka Arkitek, SNO Architects and Jafri Merican Architects with a total gross floor area of approximately 417,000 sq.m. and a construction cost of RM1.6 billion.

Lot 4G5, Precinct 4, Putrajaya

Lot 4G5 development was a competition project under Putrajaya Holdings, which was won by Arkitek MAA. The key requirement is compliance with Putrajaya Corporation's Urban Design Guidelines. The site is located at Presint 4 Putrajaya.

Lot 4G5 building is a 10 storey government office building which includes a multipurpose hall, cafeteria and four levels of the basement car park. A centralised landscaped courtyard is created forming an axis that acts as the main entrance to the building.

This axis visually connects two of the Putrajaya bridges from the east and west roads that access the site.

The facade concept is formal and complies with urban design guidelines to blend in with the surroundings.

Public Bank Tower II

This 40 storey office tower with a total height of 196 meters above street level is another skyscraper gracing the Kuala Lumpur's skyline. It is located along Jalan Raja Chulan with secondary access through Jalan Tengah.

This new office tower is designed to achieve both LEED Gold and GBI Gold ratings, with many passive design features complemented with high efficiency active mechanical & electrical systems.

The building is designed to respond to the needs of the financial institution moving upwards domestically and internationally, the symbol of the corporation commanding position in its field of expertise without compromising the social, economic and environmental aspects.

The architecture idea generated from the logo was fused with the image of a Chinese abacus, a calculator, the epitome of a financial institution. The image born is a unique, architecture that represents its’ owner, the people behind and the business it is in.

As the passive solar design is a top priority, deep recess windows are preferred to the flush glazed unit, for its superiority in sun-shading. Glass is used sparingly to create the ‘solid’ look. Cladding material fronting both Jalan Raja Chulan and Jalan Tengah is granite tile and powdered coated aluminium framed tinted glass curtain wall.

The side façade similarly clad with an aluminium panel and powdered coated frame tinted glass curtain wall. Apart from the cost advantage, the combination of stone and aluminium claddings give rise to a richer and interesting façade.

Puchong Financial Corporate Centre (PFCC)

Located in the vibrant township of Bandar Puteri Puchong, Puchong Financial Corporate Centre (PFCC) is a finance and corporate zone consisting of 4 office towers and a hotel in one of the most sought-after suburban townships south of the Klang Valley.

The quality interior finishes, grand drop-off and concourse reception, and panoramic views make PFCC an iconic corporate landmark in the Puchong district.

MAA was involved in the master planning of the overall project and subsequently appointed as the architect for towers 4, 5 and the hotel tower.

Surian Tower Mutiara Damansara

Surian Tower is a high-end 26-storey office building located at prime land of Mutiara Damansara, Petaling Jaya, Selangor. It is an eco-friendly development interlinked with e-Curve, the Curve, Ikano, Ikea and MRT Line 2 station.

The architectural concept is derived from 'form follows function', through introduction of sun shading and curtain wall system for maximum shading and energy savings. The building facade is further enhanced with LED lightings to maximise the visual impacts of the sail curves and fin details on the building.

Menara UAC, Mutiara Damansara

Located at the Corporate Office Area of Mutiara Damansara in proximity of Tesco and the Curve, Menara UAC is a 10 storey corporate office building with a roof garden at the top level.

Internally, all the office floors were planned with a 16 metre span column free area.

Ideally suited to open plan office design, the M&E services are located under the raised floor system. This is one of the very few office buildings that has a raised floor system specially to maximise open plan office flexibility.

This office building also has a secured loading and unloading bay which can be fully lockable for loading and unloading. This is a unique feature for this building.

OCBC Bank Headquarters, Kuala Lumpur

The OCBC HQ building is located along Jalan Tun Perak, Kuala Lumpur at the opposite of the historical building, Masjid Jamek which was build in 1905.

The OCBC building consists of two levels of basement, two levels of Banking facilities, a podium consisting of another three levels housing banking departments, five storey elevated carpark, and a ten level office block sitting above the carpark podium.

The site was amalgamated from eleven individually owned pre-war shophouses. The facade facing Jalan Tun Perak was a re-creation of the original shophouses facade and finished in a combination of polished granite and sprayed textured coating.

As the site is adjacent to the confluence of Klang and Gombak rivers, it is prone to flooding. A series of floodgates were designed and installed to protect the basement floors from the flood.

Menara See Hoy Chan

Menara See Hoy Chan is a 10 storey Garden Office complex located adjacent to the US Embassy at Jalan Tun Razak, Kuala Lumpur.

The building was designed to strict height control limitations and many security related considerations in view of its proximity to the US Embassy.

The overall facade treatment is simple and elegant, in order to project a timeless architecture that will age well.

Labuan International Financial Park

The Labuan International Financial Park comprises a two-storey podium with two 15-storey tower blocks of condominium and three office tower blocks, one of 16 storeys and other 13 storeys.

The condominium blocks are designed with a mix of apartments of various sizes with panoramic views of the South China Sea.

The condominium facades are designed to have a fairly solid appearance and are clad mainly in granite.

The planning of the office towers also acknowledges the presence of the sea. The towers are arranged in a symmetrical manner with variations in heights while their facades are clad with aluminium composite panels and coloured reflective glass.

LTAT Building

The
 Lembaga Tabung Angkatan Tentera (LTAT) Building is among the investments made by the army fund board for the benefits of Armed Forces and its officers.

The building was built in 1985 on a challenging narrow strip plot fronting Jalan Bukit Bintang, Kuala Lumpur. Its rectangular form derives from the shape of the plot to optimise the land use.

In 2006, the facade of LTAT building was renovated to replace the ageing stone cladding.

LTAT building receives PAM Architecture Award in 1989 and Italy Marble Award in 1991.

Dayabumi Complex

The Dayabumi Complex's neo Islamic architectural character reflects a fusion of the old and new, establishing a sense of continuity with its immediate surroundings. Such as the National Mosque, Bangunan Sultan Abdul Samad, and both the railway station and railway administration buildings.

The complex's focal point is the 36-storey office tower. Gleaming in white glass mosaic, this skyscraper is a visually arresting edifice, with its imposing stature representing a high standard of aesthetic and architectural design.
